100% Financing
- Investment Properties
This is a very
useful program for Real Estate Investors. This is
financing where an investor can buy an investment
property (non-owner occupied) without having to
bring a down payment to closing.
Traditional investment and rental property financing
typically requires 20% down on residential properties
of 1-to-4 units. 100% Non-Owner Occupied Loan Programs
allow people who otherwise couldn't purchase this
type of property, because of a lack of down payment,
the ability to purchase property with zero down.
The loan programs spans a wide array of lending
options. The programs available may include an interest
only option and loan type options of 2, 3, and 5-year
ARM's or 30-year fixed rate programs.
100% financing for investors is a great way to
be able to save money for future repairs and other
investments.
Financing for 100% investor loans range from
full documentation, bank statement income loans,
stated income, no ratio and no documentation loans.
Most loans do require a higher credit score than
on owner occupied properties.
When investing in property or any business for
that matter, you must always remember R-C=P. That
stands for Revenue (Rents) - Costs (Mortgage, Taxes,
Insurance, Maintenance) = Profit.
On single family investment properties, several
attractive low payment negatively amortizing loans
are available to maximize cash flows into the business.
Most popular mortgage loan programs used to finance
investment properties are those with minimum monthly
payments, such as Adjustable Rate Mortgages, Hybrid
Mortgages with an initial fixed rate period of three
to five years, and mortgage programs with a 30-year
amortization but are due in 5 or 10 years. All these
loan programs also have one common characteristic,
a lower starting rate than Fixed Rate Mortgages.
Most investors prefer low monthly payment loans
simply to avoid monthly out-of-pocket expenses.
Everything else being equal, an investment with
cash inflow beats one with cash outflow any day.
There are also 100% No Doc programs for investment
properties. Consult with your mortgage professional
for the best program for your investments.
An investor may also purchase a property that
is a four unit building or less and make one of
the units their home. This way you can get a conventional
owner-occupied loan from just about any lender.
These loans, in contrast to loans for properties
that are strictly investments, are purchased by
Fannie Mae and Freddie Mac on the secondary loan
market.
100% Financing is available for Single Family
Residences, Duplex, Triplex, and Quads or Fourplexes.
Many borrowers would love the opportunity to
purchase investment property however lack the upfront
money to do so. With the ability to finance 100%
of purchase price borrowers with lower assets are
still able to become investors.
There are now many choices for 100% investment
properties and many of these loans you can either
buy out the prepayment penalty if it has one or
you can get a mortgage with a soft prepayment penalty
allowing you to sell the investment property without
incurring any penalties.
